Lease Advisory – Lease Renewals, Rent Reviews, and Lease Regears
Your lease is the key document between you and your landlord setting out your rights and obligation. A well drafted lease makes for a harmonious relationship in what should be a mutually profitable enterprise.
At some point in the term of a lease there will be a rent review and at expiry a lease renewal. The basis of the lease renewal is governed by The Landlord & Tenant Act 1954.
With 30 years practical experience I have a deep understanding of the law and the various cases that have interpreted this and can advise you on how to achieve the best result.
If you have a rent review the formula to calculate the rent and what happens if the landlord and tenant don’t agree.
Aside from the size of the property many factors affect the calculation of rent; from the length of the lease, the use of the premises and specific clauses in the lease.
It is important to take advice to ensure the rental paid is the correct one.
