Whether you purchase or take a lease on a property you would generally
become responsible for any repairs which are required from regardless
of whether the repairs were required before your occupation.
Having a building survey before you contract will identify any defects.
Once you have the report we can advise you on what action to take,
seek a variation on the price, should the vendor / landlord do the
work or is it better to withdraw from the agreement.
Schedules Of Condition
is used to identyfy defects in a building, it can be attached to a
lease at commencement to evidence the conditon of the building for
both landlord and tenant.
Generally served by a Landlord on a Tenant identifing areas of repair
which the tenant needs to attend to. A well advised tenant on receiving
such a schedule will employ a Building Surveyor to checked the schedule
and monitor any repairs found necessary to avoid unnecessary expenditure.
